Shade keeps a wall damp
Mature planting on the water side of a house means one elevation that never gets the sun the rest of the property gets. A wall that dries slowly is a wall that stays wet longer after anything gets into it.
Nobody suspects it
Because there is no leak. No burst line, no ceiling stain, no event to point at. Just a room on the lake side that smells faintly wrong and a homeowner who assumes it is the water outside.
Worth checking if you are on the water: where the irrigation heads sit relative to the wall, and whether anything is spraying the stucco rather than the bed. A head that has shifted a few degrees over a couple of seasons will water the house instead of the plants, every single morning.
