Four things about this city change how water moves through a house — and none of them look like flooding on the news.

Most Phoenix homes sit on concrete slabs rather than basements. There is no low point for water to run to and no crawl space to inspect. When a supply line under the slab fails, the water has nowhere to go but sideways and up — through the slab, into the tile bed, along the underside of flooring — and the first thing most people notice is not a puddle.

Then there is the water itself. Phoenix blends Colorado River water delivered by the Central Arizona Project with Salt and Verde river water from SRP, and the result is genuinely hard — the range across the city runs from roughly 9 to 20 grains per gallon depending on the season, the neighbourhood and the current blend, against an industry threshold of 7 gpg for “very hard” water. Scale builds inside water heaters and fixtures faster here than in most of the country.

Add 110-degree summers that keep supply lines, braided connectors and water heaters working under heat for months at a time, and short violent monsoon storms between June 15 and September 30, and you have four separate ways for a Phoenix house to get wet.

Phoenix grew in waves, and each wave installed a different kind of plumbing. The decade your house went up is often the fastest clue to where the water came from.

These carry galvanized steel and cast iron that has been in the ground for six decades. Galvanized corrodes from the inside, so the failure is gradual — the first symptom is usually pressure or discolouration rather than a burst.

PolybutyleneFails at fittings

The polybutylene era — and Arizona was one of the states where it was used most heavily in housing. Polybutylene typically fails at the fittings; chlorine in the supply degrades it from the inside and heat accelerates the reaction, which is exactly the combination a Phoenix attic provides.

It was pulled from building codes in the mid-1990s, but plenty of it is still in service. If your house is from this window and has never been repiped, that is worth knowing before something lets go.

Slab leaks

A supply line under the slab that has been leaking quietly. The tells are a warm patch on the floor, a water bill that jumped with no change in usage, or a water meter that keeps turning with every tap and appliance off.

AC condensate lines

A working air conditioner pulls a significant amount of water out of the air every day of a Phoenix summer, and that water leaves through a narrow drain line often routed through an attic or wall cavity. Block the line and it backs up into a ceiling or down an interior wall — usually well before anyone sees a stain.

Roof-mounted evaporative coolers

The swamp cooler is a Phoenix fixture and a Phoenix problem. A stuck float valve keeps filling a reservoir that is already full; a clogged drain sends the overflow across the roof deck. Because the unit sits above the ceiling, a slow drip lands in the middle of the house rather than at the edge of it.

Water heaters in the garage

A common placement in Phoenix-area homes, and hard water is hard on the tank. When one goes, it empties into an attached garage and then finds the door threshold into the kitchen or hallway.

Monsoon storms

Desert ground absorbs slowly, so a heavy downpour largely runs across the surface — toward low-lying yards, patios and doorways — and finds every weak point on a flat or low-slope roof. On 26 September 2025 the official Sky Harbor gauge recorded 1.64 inches in a single day, the most rain Phoenix had seen in one day since 2018, in a season that had otherwise been running below normal.

Water Category

Clean, grey or contaminated — it changes everything

Restoration work sorts water into three categories, and the category decides what can be dried and what has to come out.

Category 1

Clean water

From a supply line, a water heater or a condensate line. Most material can be dried in place if the response is quick.

Category 2

Grey water

A washing machine discharge, a dishwasher overflow, water that has picked up contaminants on the way. Carpet pad and some porous material usually comes out.

Category 3

Contaminated

Sewage backups, outside floodwater. Porous materials are removed rather than dried, and the work involves containment and antimicrobial treatment.

Standing water does not stay in the same category. Contamination generally increases the longer water sits, which is one of the reasons the response window matters more than the volume of water does.

Inspection and moisture mapping

Moisture meters and thermal imaging trace where water has actually travelled — inside walls, under flooring, through cavities. Wet does not stop where you can see it, and on a slab it can travel a surprising distance from the source.

Why drying works differently in Phoenix

Here is something specific to this climate. For most of the year Phoenix air is extraordinarily dry, and dry air is what pulls moisture out of a building. A refrigerant dehumidifier works by chilling air below its dew point, and in a hot room it can stall — while outside there may be air sitting at a dew point in the thirties that would do the job for free. In the dry months, a contractor working here has options a contractor in Houston simply does not.

During monsoon season the calculation reverses. Dew points climb, outside air stops being an asset, and drying depends far more on the equipment in the room. A dry-out that runs three days in April can run noticeably longer in the middle of August, in the same house, for the same loss. Drying times also vary with the materials affected and how far the moisture travelled — but if your job is running long in monsoon season, humidity is often part of the reason.

One caution, because this is easy to misread: a contractor weighs temperature, humidity, contamination and the materials involved before deciding whether outdoor air can help. Simply opening windows is not always appropriate — during monsoon weather, or where the water is contaminated, it can make the situation worse rather than better.

Reconstruction
